Rosbank left Domodedovo. The bank sold former lands of the bankrupt SU-155

Rosbank, which provided loans to SU-155 Group, six years after the bankruptcy of the developer managed to sell the company's last assets in Domodedovo, Moscow Region. More than 150 hectares were bought by Tyumen Strana Development, another 31 hectares were bought by Moscow Region developer SAS. In 2015 the developer was declared bankrupt. Strana Development reported that they plan to build a residential complex with retail and household infrastructure on the purchased site. SAS will also build housing in Domodedovo, but so far the parameters of the project are coordinated with the local authorities, says Nikolay Pozdnyakov. In the court ruling during the bankruptcy of Shatovo LLC in 2015, the market value of both sites owned by SU-155 in Domodedovo was estimated at 2.05 billion rubles. Now their total price may be about 1.5 billion rubles, thinks Maxim Leshchev, CEO of Geo Development. It is possible to build about 1,3 million square meters of housing, the cost of which will be about 57 billion rubles, and revenue - 115 billion rubles, as estimated by managing partner of "Metrium" Nadezhda Korkka. Construction will take at least 10-15 years, so it is possible that new owners will decide to involve other players in the partnership, says Igor Talalov, the analyst of Accent Capital Department of Residential Real Estate. Moreover, in this location is much more profitable to divide the site into several projects, which will be responsible for developers from different segments, adds the general director of ILM Ivan Ivliev. However, according to the territory planning, it is planned to build a traffic intersection on the site of "Strana Development", which will take not less than 70 hectares, which will greatly reduce the amount of housing construction, Mr. Leshchev specifies.
